Job Description:/h3:
POSITION SUMMARY: This position includes managing the day:to:day aspects of one or more land development projects. The Project Manager will supervise and direct of all aspects of large scale, urban land development projects from conceptual design to delivery of Development Lots.

1. Coordination and management of multi:disciplinary team, including planners, engineers, surveyors, landscape architects, environmental consultants, and land use attorneys in the design of site grading, shoreline improvements, geotechnical improvements, civil utilities, roadway systems, transit facilities, and public parks.
2. Work with City Agencies to expedite review and permitting of construction documents, specifications and site management plans. Coordinate plans with approved Master Utility Plans and Subdivision Regulations. Work with City Agencies for approval of Subdivision Maps and Public Improvement Agreements.
3. Meet with necessary public and private entities to facilitate resolution of infrastructure design and implementation issues. Provide project updates at numerous Public Meetings.
4. Prepare Requests for Proposal documents, and manage the bid process including pre:bid meetings, answering formal RFIs, issuing Addendum, evaluating proposals, negotiating and awarding of contracts for consultant services and construction contractors.
5. Review and approve invoices and provide updates to cost/budget controls, project schedules, cash flow projections, and monthly financial reports. Provide clear and precise project updates to Internal and External Stakeholders.
6. Negotiate contract change orders, as needed.
7. Monitor compliance with company policies and procedures, project development agreements, and mitigation measures.
8. Manage the project close:out process for completed work, including City inspection, progressive bond exoneration, CFD reimbursement for public facilities, permit close:out, and acceptance and/or conveyance.
9. Perform other duties as directed or as appropriate to share team workload.

:Bachelor of Science or Arts degree in a related field, preferably Construction Management or Civil Engineering.
:Strong knowledge of Civil Engineering/Land Development design and construction.
:7:10 years of professional working experience preferred.
:Ability to read and interpret construction documents.
:Strong scheduling and technical writing skills required.
:Construction Management experience preferred.
:Good interpersonal skills and be able to define needs, communicate objectives, negotiate commitments and otherwise influence the cooperative efforts of others in achieving project objectives.
:Initiative and ability to achieve objectives with minimum supervision.
:Ability to manage many different tasks concurrently.
:Proficient in Microsoft Word, Excel, Power Point, and MS Project. CONTACTS:

This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.
