JOB DESCRIPTION
Williams:Sonoma, Inc. is a specialty retailer of products for the home. These products represent seven distinct merchandising strategies (Williams:Sonoma, Pottery Barn, Pottery Barn Kids, Pottery Barn Bed and Bath, PBteen, West Elm and Williams:Sonoma Home). These concepts are marketed through almost 600 retail stores, seven mail order catalogs and six e:commerce websites, each of which is focused on a different area of the home. Together, all our concepts meet the needs of almost every room in the house.
Job Summary: Manages team of construction managers/directors and oversees all construction and related activities for all concepts new and remodel projects as well as corporate facilities projects. Directs Repairs and Maintenance as well as Facilities.
Duties and Responsibilities:
* Responsible for all store construction (new, remodel and capital improvements)
* Creates capital plan; owns construction and related budgets.
* Responsible for creation and implementation of construction strategy (e.g. in :: source vs. outsource)
* Oversees landlord negotiation process, negotiates and reviews leases and all landlord submitted material for adherence to work letter and design timelines and intent.
* Develops relationships and processes with key vendors (architects, G.Cs etc.) with the goal of on time, on budget construction.
* Develops all department processes (e.g., direct bidding, permitting and construction evaluation)
* Directs Repair and Maintenance functions which also oversees Facilities functions.
* Approves all change orders and requests for additional services to within 10 of approved budgets.
* Conducts regular site visits during survey, demo, buildout and punchlist phases of various jobs managing construction travel budget to plan.
* Responsible for communications to Senior Management of budget adherence, calendars throughout timelines for projects.
* Partners with Store Development design department to build stores that exemplify all WSI concepts.
* Build relationships with internal partners (i.e. Real Estate, brand heads, store operations, corporate accounting and purchasing functions, etc.)
REQUIREMENTS AND QUALIFICATIONS
Skills/Knowledge:
* Expertise in construction management processes (10:15 years)
* Excellent relationships with landlords, general contractors, architects, etc.
* Department development skills (organizational, leadership, mentorship)
* Strong analytical abilities
* A high level of customer service
* Excellent verbal and written communication skills
* Proven contract negotiation skills
* Ability to interface with multiple internal and eternal partners at the Senior Management level
* Experience managing an annual budget
