Job Description:/h3:

The Project Manager and Assistance Maintenance Supervisor is responsible for the successful completion of capital and larger scale maintenance projects. Additionally, along with the Maintenance Supervisor, they are responsible for overseeing the physical assets, general maintenance repairs, preventative maintenance and construction, and ensuring excellent customer service during the process.
RESPONSIBILITIES:Oversee capital and larger maintenance projects including :
:
:Scope development
:Bid procurement and analysis
:Management of contractors and subcontractors
:Change order management
:Site verifications
:Permitting or code related city communication
:Project punch and acceptance
:Effectively communicate both planned and unplanned capital and maintenance needs for budgeting and cost approvals.
:Work with the Maintenance Supervisor to ensure Class A response and resolution to all property maintenance needs.
:Respond to escalated maintenance related resident concerns and make site visits to assess issues.
:Review and approve vendor contracts and COIs
:Negotiate, review, and approve change orders
:Review and approve project related invoicing
:Perform regular property walks to assess physical conditions and ensure proper upkeep of common areas and systems.
:Develop and nurture a high quality portfolio of qualified 3rd party maintenance vendors and general contractors. Monitor vendor performance and make changes as necessary.
:Oversee the distribution of proper written notifications related to capital and maintenance projects.
:Respond to and coordinate after:hour emergency maintenance calls
:Perform walkthroughs of upcoming acquisitions to assist with producing deferred maintenance needs
:Work with Maintenance Supervisor and Portfolio Managers to abate any Notices of Violation
:Conduct insurance loss adjuster site visits
:Set up and coordinate safety program training of all qualifying employees
:Ensure compliance with safety programs, policies, and procedures as they relate to the construction environment including regular training programs for qualifying employees.
:Ensure adherence to all federal, state, and local laws and regulations as they relate to the construction environment including but not limited to Asbestos, Lead, Mold, and Fire Regulation policies.
:Perform additional duties as assigned
