Helping to meet the growing maintenance needs of the company as a whole, the Assistant Maintenance Technician is a unique position that may require traveling to multiple properties and working with a diverse group of management and maintenance personnel as an added support to the existing maintenance/cleaning teams on site to help keep our properties beautiful and well maintained. Strong communication skills, as well as savvy organizational skills will be a must as work locations and projects will frequently be changing. Completes all maintenance work orders with proper certifications, including electrical and plumbingCompletes necessary maintenance on each apartment for move:insCompletes all work orders in a timely mannerMaintains all equipment to ensure safety and equipment upkeepEnsures resident satisfaction when working in apartmentPerforms apartment turnovers to company standardsAdhere to specific safety guidelines set by OSHA and attends monthly safety meetingsCompletes all other projects or requests as directed by Property ManagerAssists onsite team with any combination of cleaning duties to maintain residential buildingsDesignated on:call personnel must keep mobile communication on during non:business hours, seven days a week and respond to all emergency calls in a timely manner and if necessary, in person.Designated on:call personnel must keep mobile communication on during their scheduled non:business hours, and respond to all emergency calls in a timely manner and if necessary, in personOther duties as assignedDemonstrate competence to assess priorities and manage a variety of activities in a time sensitivemanner and meet deadlines with attention to detailAbility to understand and follow safety proceduresWork involves moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, and/or loud noisesAbility to communicate effectively, both orally and in writingAbility to keep records and make reportsThorough knowledge of the methods, practice, tools and material used to perform job dutiesWork environment involves some exposure to hazards or physical risks, which require following basic safety proceduresFrequently lifting, carrying, pushing or pulling 20:50 lbs.Frequently ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet, and legs or hands and armsRequires full use of the lower extremities and back musclesFrequent kneeling, crouching and reaching and working with handsHigh school graduate or GED requiredOne yearsA? experience with interior paintingUnderstanding of paint preparation and light maintenance skillsSkill in use of computers, preferably in PC, windows based operating environmentRequires handling average weight objects up to 25 pounds and standing or walking for more than six (6) hours a dayPossess a CA driver license
