Job Description:/h3:
Title: Project Manager
Reports to: Operations Manager and/or Company President

Work with client and subcontractor to effectively bid, manage, and execute commercial projects from budgeting to closeout. Develop and maintain positive client relationships.

Essential Duties and Responsibilities
1. Review plans and specs and develop scope of work outlines and bid instructions for all projects.
2. Schedule and attend job walks and meetings with clients and subcontractors.
3. Prepare required budgets, develop cost estimates and bids.
4. Prepare and maintain detailed construction schedule and timelines.
5. Apply for necessary building permit(s), including coordinating with the various jurisdictional agencies as required, including building, fire, electrical and mechanical, health, public works, and Bay Area Air Quality Management District.
6. Negotiate and generate subcontract agreements.
7. Generate submittal schedules for compliance with plans, specs, and schedule.
8. Attend/chair project meetings and generate meeting minutes with Project Administrator.
9. Track and manage project cost control.
10. Submit, coordinate, and track RFIs.
11. Help conceive and develop Design/Build projects, including the generation of programming, Owner Project Requirements, and Basis of Design documents.
12. Review and analyze scope of work revisions (plans and specs) and generate a Project Change record for all subcontracted trades. Secure, review, and approve cost from sub(s) and submit cost proposal to client. Upon written approval from client, submit formal Change Order requests.
13. Negotiate and issue subcontractor Change Orders.
14. Prepare regular project billing(s).
15. Mitigate cost, scope of work, and/or personnel:related issues on project.
16. Oversee construction implementation and quality control programs.
17. Provide client with all required closeout documents.
18. Manage internal project team personnel and performance reviews.
19. Additional responsibilities as needed.

Knowledge, Skills and Abilities
1. 10+ years of related work experience as a Project Manager or in a similar Construction
Management/advisory role, preferably in a commercial construction, architecture, engineering, or related field from an accredited four:year university.
2. Competent in analyzing construction documents, drawings, specs, budgets, and construction methodology.
3. Ability to anticipate and adapt to alterations in schedule while keeping the project team on task.
4. Effective communication skills with a large team, including clients and consultants.
5. Superb professional skills.
