Job Summary:
We are looking for an expeienced and creative Construction Project Manager to manage the development of assigned projects from Real Estate transmittal through completion including estimating, bidding, scheduling, procurement, construction management, punch list, and project close out.
Position Responsibilities:
* Review design and location criteria with deal maker and design architects.
* Establish construction budgets and schedules, based on design and deal criteria.
* Manage work letter negotiations with landlords and review lease exhibits.
* Monitor landlord work as defined by the lease.
* Value:engineer current specifications and identify potential cost savings
* Maintain brand construction cost estimating template.
* Complete cost forecasts against approved budget at each project milestone to ensure project is tracking on budget.
* Conduct plan check of preliminary, permit, bid drawings and all revisions for completeness and accuracy.
* Solicit, review and qualify general contractor bids for assigned projects.
* Negotiate contracts with general contractors and assist purchasing manager with vendors.
* Oversee all owner provided deliveries and installation including stockroom shelving and sales area fixture installation.
* Conduct frequent construction site visits to evaluate progress and construction practices and quality.
* Lead weekly calls associated with assigned projects from job start to completion.
* Review and approve all contracts, change orders and invoices for assigned projects.
* Review weekly status report from architects, design team, vendors and reports issued internally.
* Conduct punch list of stores. Communicate and resolve issues impacting store turnover and opening. Coordinate and follows up on all punchlist items through completion and R and M handoff.
* Assists Repairs and maintenance with overview of potential maintenance issues and warranty issues.
* May manage one or more external project management consultants.
* Travels at least 30 of the time.
REQUIREMENTS AND QUALIFICATIONS
Requirements:
* Eight (8) years construction experience :: management of 20 projects per year.
* Five (5) years minimum as retail construction project manager
* Bachelors degree preferably in construction management or architecture.
* Ability to travel 30:60 of the time and work independently.
* Microsoft Windows knowledge.
* Budget management of 25M per year.
* Strong written and verbal communication skills.
* Strong negotiation skills.
* Ability to be creative while working with the design team to execute projects on budget and schedule but also to the high level of design that WSI stands for.
