Job Description Estimator | Project Manager | Tenant improvement | Construction compensation: Highly competitive employment type: full-time This is a retained search secured by Wentworth Executive Recruiting Specializing in the luxury office space in the Bay Area. This key position as Project Manager will have a balance of estimating and project management. Responsibilities include working with top management to: Prepare estimates, work in estimating office with Jr. Estimator. Prepares milestone construction schedule. Prepare proposals and submittals. Ensures work is completed within budget, on schedule, and within specifications. Directs the utilization of company assets in the execution of projects. Requests and awards bids from selected subcontractors. Requisitions project resources and equipment. Prepares and submits bid proposals for assigned projects. Approves and submits Change Order Proposals to clients. Actively maintain communications with clients. Participates in the training and development of new Project Managers and Estimators. Assembles and distributes "as built" drawings, manuals, and warranty letters. Assembles and manages contract documents. Assists in developing and maintaining project schedules with the Superintendents. Assist the Project Coordinator to assure that safety programs are adequately funded and managed. Supports the job Superintendent and Owner's Representative in completing the punch list. Assists the Superintendent in submitting the close-out package at the completion of projects. Conducts and participates in construction progress meetings. Performs value engineering activities to create cost savings and improve quality. Prepares and distributes construction meeting minutes. Estimates and approves all change orders for assigned projects. Reviews and evaluates subcontractor proposals. Negotiates and processes sub contractor contracts. Prepares and/or processes RFI's. Prepares job cost sheets for Accounting. Prepares monthly customer invoice documents, submits to Accounting. Prepares submittal schedules and tracks progress. Receives, processes, and responds to RFP's, as needed. Monitors job site safety, quality, and cleanup. Tracks and controls warranty and repair costs. Oversees the transfer of utilities to the Owner. Performs take-offs for self-performed work. Maintains a Zero Tolerance on harassment issues. Reporting: The Project Manager reports directly to the President. Superintendents report to the Project Manager. Qualifications: Degree in Construction Management preferred. 10 - 12 years of direct experience in the Tenant Improvement space, preferably in the SF Bay Area. Exceptional communication skills, written and verbal. Proficient in Microsoft Office. Experience with Timberline/Sage software. Experience with Salesforce. Collaborative working style with colleagues, vendors, and clients. Self-motivated, quick thinker, proactive, passionate about tenant improvement. Presently live in the Bay Area.
