O&M Technician - General Maintenance JOB DESCRIPTION: General Maintenance Technicians repair machines, mechanical equipment, and building systems. The job of General Maintenance Technicians is done for the purpose of maintaining facilities for staff and public in a safe operating condition; maintaining a preventive maintenance program; and resolving immediate operational and/or safety concerns. Please note, this role has a dual reporting responsibility to also support our logistical and gym operations up to 20% of the time. PRINCIPLE DUTIES: Perform ongoing painting to building specifications Perform small drywall patches Maintain, troubleshoot, and repair industrial kitchen appliances, small mechanical equipment, and simple building hardware Repair delicate furniture Inspect and diagnose small carpentry problems and figure out the best way to correct them, potentially checking blueprints, repair manuals, and parts catalogs Perform routine preventive maintenance on small building systems Assemble and set up machinery or equipment Order supplies from online distributors Keep detailed records of work through a computerized maintenance management system Be responsible for covering shipping and receiving/logistical needs as requested Be responsible for covering occasional needs in the onsite gym as needed REQUIREMENTS: 1+ year professional experience (minor painting, drywall patching, minor electrical repairs, minor plumbing, usage of hand tools, replacing of air filters, basic computer skills) HS or GED completion preferred, able to read, write, and understand directions and complete assigned tasks, bilingual preferred. SKILLS required to perform multiple tasks with a need to occasionally upgrade skills in order to meet changing job conditions. Specific skill-based competencies required to satisfactorily perform the functions of the job include: operating equipment used in skilled trades, power and hand tools, etc.; adhering to industry standard safety practices; handling hazardous materials; planning and managing small projects; managing, at times, a heavy work load; communicating professionally with customers KNOWLEDGE of and ability to interpret manuals, write job notes, and/or present information to others as well as understand complex, multi-step written and oral instructions; Specific knowledge based competencies required to satisfactorily perform the functions of the job include: standard methods, materials and tools used in assigned skilled trade; and industry standard safety practices and procedures; moderate computer & mobile device competency. ABILITY to self-schedule work through job-related equipment. Flexibility is required to work with others; work with data utilizing defined and similar processes and operate equipment using standardized methods. Ability to work with a wide diversity of individuals. Ability to handle a wide variety of problem solving and execute against select action plans. Problem solving with data may require independent interpretation as well as problem solving with equipment. Specific ability-based competencies required to satisfactorily perform the functions of the job include: adapting to changing work priorities; developing effective working relationships; displaying mechanical, painting, and carpentry aptitude; working under time constraints; and complying with OSHA regulations. Ability to sort in-coming packages. Ability to navigate through our properties and deliver packages efficiently. Above all else, an eligible candidate must possess the ability to communicate with customers effectively and professionally. Ability to perform the job's functions may require the following physical demands: significant lifting, carrying, pushing, and/or pulling; frequent climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally, the job requires 15% sitting, 25% walking, and 60% standing. Work Environment General maintenance and repair workers often carry out many different tasks in a single day. They could work in a variety of office and industrial locations. The job is performed under temperature variations in a generally hazard free environment.
