Job Description Description Re sponsibilities for this position include the following: Responsibility for delivering superior estimating and preconstruction services Lead role in providing all deliverables required for RFP responses, eg, budget/bid, schedule, approach text, etc. Performs all preconstruction, estimating or bidding functions on all projects with no limit on size Conducts all levels of estimating, from conceptual to detailed to final GMP/bid Cost Management during preconstruction Design Management during preconstruction Options Analysis - creative problem solving and able to propose value adding solutions Responsible for ensuring the proper reviewing/proofing of competitive bids Takes the lead at creating a comprehensive ITB - ensures subcontracts are bought out properly Keep current with (technology) 'tools' to increase efficiency/proficiency Strategist for securing bid opportunities (Win work) Maximize sub relationships to support XL work Awareness of external market trends and competitive intelligence Maximize fee enhancement opportunities ie SDI, SPW, buyout Work cohesively with project teams Train others on different systems, their cost structures, and estimating approaches Coaching / Mentoring of direct reporting preconstruction staff Review of prime contract to assess risk Active involvement in outside industry groups Requirements for this position includes this following: 15+ years in construction (5-10 years in estimating/bidding, 5-10 years in XL Market Segments) Expert knowledge and understanding of structural and MEP systems, corresponding unit costs, and the factors that affect construction cost Excellent presentation skills Strong client relationships Proficient at all take offs and is an expert at On Screen Takeoff Can take off MEP systems and price these systems Familiar with Timberline Estimating Strong construction knowledge- understands new building systems including deep foundation systems, facades, and MEP systems Multiple large (100K sq. ft. + ground up) project experience Proven successful track record of winning work Ability to produce conceptual / summary level schedules BS level education or professional certification Ability to assess and manage risk Knowledge of LEED, Well, and Living Building Challenge Knowledge of Target Value Design, Pull planning and other lean concepts Experience with neg. and comp. bid Experience with Design/Build Company Description There are a lot of great reasons to join XL; being a part of a team of exceptional builders, tackling challenging projects on a daily basis, the satisfaction of exceeding your client’s expectations, a fun and high energy culture, great bennies, competitive salaries, growth opportunities, the bocce ball court the list goes on!
