The Project Director is responsible for ensuring project success through managing and monitoring the processes, progress and results of the following: financial goals, schedule, quality, team effectiveness, employee development and client satisfaction. Essential duties and RESPONSIBILITIES Overall supervision of projects. Serve as primary Owner/Contractor interface. Overall project responsibility from preconstruction to close-out. Accountable for profits/losses. Leads the preconstruction team. Takes the lead in business development and broadening of customer base. Proven ability to train and develop subordinates. Create project-specific work teams. Overall quality of each project constructed under his/her supervision. Proven ability to deliver each project on time and within budget. technical skills and knowledge Required Ten to fifteen years of diversified construction experience, including five to seven years as a Sr. Project Manager or Sr. Superintendent. Demonstrated leadership ability in dealing with Owners, Architects, Subcontractors, and peers. Extensive knowledge of Prime Contract and contract types: includes lump sum, GMP, hard bid, negotiated, design-build, etc Extensive knowledge of cost control, budgeting, and accurate and decisive cost reporting, billing and forecasting Familiarity of all aspects of building to include site work, structure, finishes, envelope, MEPS Advanced computer skills with the ability to use MS Office with proficiency (Word, Excel, Outlook, Project, and PowerPoint) Extensive knowledge of estimating: full estimating services, preconstruction and value engineering Extensive knowledge of estimating software (Timberline and Vico) and can successfully put together an estimate and present to colleagues and clients Has a comprehensive knowledge of the company standard software for project scheduling Proficient with database information flow/costing software (CMIC) Knowledge of AutoCAD, Revit, and other BIM software Knowledge of Project Scheduling and associated Software - P6 LEADERSHIP AND COMMUNICATIONS SKILLS REQUIRED Serve as company interface between Owner-Architect-Webcor Team and is responsible for developing leadership, motivation, and communication with owners, subcontractors and project team and is accountable for their actions Effectively leads in problem prevention strategies to limit reactionary practices Selects, supervises, trains, motivates, assigns, counsels, and disciplines staff Ensures project goals and expectations are realistic, achievable, and revisited/revised at appropriate times during the life of the project Clearly defines goals, understands audiences, manages productive meetings, manages and builds team morale Ability to address an audience of various sizes and effectively communicate his/her message and ideas Ability to write clear and concise thoughts in a professional manner Excellent written and oral communicator REQUIRED EDUCATION AND WORK EXPERIENCE Presumes all skills and experience listed for Project Manager Bachelor's degree in Construction Management, Civil Engineering, Mechanical Engineering or Architecture Ten to fifteen years of construction, including a minimum of five years in field management as a Sr. Project Manager or Sr. Superintendent LEED AP preferred PHYSICAL REQUIREMENTS Performance of the required duties will require physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus Performing this job requires use of hands to finger, handle, or feel objects, tools or controls, sit, talk, hear, stand, climb, balance, stoop, kneel, crouch, or crawl While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock The noise in these work environments is usually moderate to very loud This is a general statement of required major duties and responsibilities performed on a regular and continuous basis It does not exclude other duties as assigned Webcor Builders is AN EQUAL OPPORTUNITY EMPLOYER Disclaimer: This job description is only a summary of typical functions, and is not an exhaustive or comprehensive list of all possible job responsibilities, tasks and duties.
