Job Description Job Description: A Project Superintendent has overall responsibility for the project in the field as it pertains to site access, scheduling, deliveries, logistics, safety, quality and construction. A project superintendent works closely with the project manager to ensure execution of the project plan and is involved in all aspects of a project from pre-construction through closeout. Key Responsibilities: Participate in the RFP process as it relates to field activities. Create & manage the project schedule. Conduct and document necessary coordination, foreman and safety meetings Control & sequence trades on the site in a logical manner. Document and maintain field record plans and changes. Manage & complete the project punchlist. Maintain and manage safety culture and OSHA standards. Become proficient in and utilize Clune established systems and technology. Pre-Construction: Plan & attend pre-construction site visit to review existing conditions and logistical challenges. Coordinate pre-construction surveys as required. Create accurate detailed schedule w/ milestone dates. Assessment of the Client’s schedule and provide feedback on milestone dates. Review general conditions and labor requirements with project management team. Review all drawings and specifications. Continue processes with addendums and RFIs, Develop interview / presentation materials related to field activities. Attend and actively participate in subcontractor scope review meetings. Attend project kick-off meeting. Develop site logistics plan. Establish team contacts for the building operations; understand and enforce the building rules & regulations. Document existing conditions. Identify constructability issue with the plans Construction: Establish and lead Quality Control (QA/QC Program) Lead & document weekly foreman meetings. Manage & regularly update project schedule. Prepare look-ahead schedules for weekly OAC meetings. Take progress photos for use in the weekly update. Manage and coordinate all subcontractor activities inclusive of owner vendors. Maintain safety program. Prepare and issue daily reports. Oversee field staff and manage labor resources. Maintain project drawings including electronic history set and submittals. Manage RFI process, insure RFI’s are vetted and formatted for design response and offer solutions. Proactive communication with all project team members including building management staff, design team, owner & owner vendors. Compile pre-punchlist Schedule project inspections. Post-Construction: Manage the completion of the project punch list in a timely manner. Review as-built drawings for accuracy. Obtaining the final occupancy inspections, C of O and closing out all permits. Lead and manage commissioning requirements. Coordinate equipment training with the owner and subcontractors/vendors.
